New houses, owner builders and a lot of very hot days. Western Sydney is where a supply only pool makes the most sense: you or your builder install, and we supply the shell, the gear, the engineering and the delivery.
New estates, narrow sides
Oran Park, Gregory Hills, Jordan Springs, Box Hill and the rest of the growth areas are full of new homes on modest lots. The house is often close to both side boundaries. With about 1.5 m clear, a shell goes down the side on its edge. Under that, it goes over the house by crane. Check the excavator too: it needs about 2.5 m, and 900 mm is the pinch point for a small machine.
If you are still building, the best time to plan the pool is before the side fences, the paths and the air conditioner go in down the side. Those are what turn an easy dig into a crane job.
Covenants, CDC and the estate rules
Many estates have design guidelines or restrictions on the title. They can cover fencing, retaining walls and where equipment sits. Read yours before you pick a spot for the pump.
Many backyard pools in NSW can go through complying development (a CDC) with a private certifier if they meet the setback and siting rules, and the rest go to council as a DA. Your council depends on the suburb: Penrith City Council, Hawkesbury City Council, Camden Council or The Hills Shire Council. Clay and the Hawkesbury floodplain
Much of Western Sydney sits on clay. It digs well but it is reactive, which is what the bedding and backfill details are for. Around Windsor, Richmond and the low parts of the Hawkesbury, check the flood planning level for your address before you settle on a spot. On the bush fringes of The Hills and the Hawkesbury, bushfire prone land can also change what the certifier asks for.
Owner builders
Plenty of people here run the job themselves, and a kit suits that well. You book the excavator, the plumber and the electrician, and we are on the phone through it. Read the owner-builder guide for the permit rules first.
Freight, timing and the deposit
Shells come down from the factory near Taree. Freight is priced on the real road distance and rolled into one delivered price. Lead time is about seven weeks heading into summer and around six off season. We send the engineering pack free so you can get your CDC or DA before you pay the $5,000 deposit, which is non-refundable once paid. If we cannot supply the pool it is refunded in full.
